A fast track with a coastal caveat
The Via streets have moved nearly as quickly as the Alphabet Streets, with 17 of the 93 permits issued in the February 2026 sample. Much of the neighborhood shares the same advantage: workable lots that do not demand extraordinary structural engineering.
The distinction is proximity to the bluff. Parcels closer to the edge pick up additional review around drainage, erosion and setback from the bluff face. Post-fire slope conditions made that review more serious than it was before January 2025 — vegetation loss changed how water moves across these parcels, and plan check is looking at it carefully.
